No Exchange, No Fee Charged!

How long will it take to complete my purchase?

This is difficult to predict but will depend on the market conditions; whether or not a mortgage is required; the number of properties in the conveyancing chain and how quickly all of the parties involved wish to proceed. On average and as a guide only you should anticipate that a straightforward purchase with no significant chain will take about 6 to 8 weeks to exchange contracts. A completion date is agreed between the parties involved prior to the exchange of contracts.

What work will we do?

Our fixed fees cover all of the typical work required to complete the purchase of your property, including:-

  • Take your instructions and advise you generally;
  • Deal with contracts and documents from the sellers’ solicitor. We will meet with you (or discuss on the telephone if necessary) to run through all of the details of the purchase;
  • Carry out searches on the property, and make enquiries against the property;
  • Deal with your mortgage;
  • Write to you and report to you at significant stages of the purchase;
  • Prepare a Transfer for the approval of the sellers’ solicitor;
  • Ensure you are satisfied with all matters, receiving all funds and proceeding to exchange of contracts;
  • Complete the matter;
  • File the return and pay any Stamp Duty Land Tax due;
  • Register your purchase at the Land Registry and report to you when the process has been completed.

We will not always be the cheapest provider for conveyancing services, but we try to remain as competitive as possible. We believe that the quality of our services, face to face meetings, the ability to offer fixed costs and ‘no exchange, no fee’ arrangements are important to our clients.

We offer a fixed fee for residential property purchases (excluding new build property). This means that if your purchase should fall through before the exchange of contracts for any reason then we will not charge any legal fee at all. Note that any other expenses incurred on your behalf at the time the purchase falls through (listed below under ‘Expenses’) remain payable and non-refundable as these are for services provided by a third party (such as a local council).

Our range of legal fees for freehold residential purchases are based on the value of the property and are as follows: – (these prices exclude VAT which is payable at the current standard rate)

Expenses

In addition to our legal fee there will be expenses which we will incur on your behalf which you will need to pay us for. Typically these are as follows (prices include VAT where applicable):-

Local Authority Search: £198.00 (Dorset Council)

Drainage and Water Search: £50 approximately

Highways Search (if needed): £42.00

Index Map Search: £4.00

Pre-completion Searches: £3.00 per title

Bankruptcy or Land Charges Searches: £2.00 per name

Bank Transfer fee: £18.00

Any other additional costs

In addition to the above expenses, there will be a Land Registry fee for registering your ownership of the property at the Land Registry.  The level of the fee is transaction-specific, and we will advise you of the fee when we receive the relevant details about the transaction.

In many cases, Stamp Duty will also be payable. We will advise you of the amount of Stamp Duty that you will have to pay (if any) when we provide you with a detailed quote and you can give us the specific property details. In the meantime, you may wish to read our guide to Stamp Duty.

If you are buying a leasehold property, it will be necessary for us to notify the Freeholder Owner/Management Company that you are the new owner and, if applicable, with details of your mortgage. They will usually charge you a fee for this, and we will advise you of what this will be as soon as possible.

As the sale progresses and if it transpires that there are any other significant expenses we will advise you at that time and obtain your permission to incur them.

A completion date is agreed between the parties involved prior to the exchange of contracts.

What work will we do?

Our fees cover all of the typical work required to complete the purchase of your property, including:-

  • Take your instructions and advise you generally;
  • Deal with contracts and documents from the sellers’ solicitor. We will meet with you (or discuss on the telephone if necessary) to run through all of the details and documents relating to the purchase;
  • Assist in any renegotiation of the terms in the documents if necessary;
  • Advise you where appropriate on the Consumer Code for Home Builders;
  • Carry out searches on the property, making enquiries against the property;
  • Deal with your mortgage;
  • Write to you and generally report to you at significant stages of the purchase;
  • Ensure you are satisfied with all matters, receive all funds and proceed to exchange of contracts;
  • Complete the matter;
  • File the return and pay any Stamp Duty Land Tax due;
  • Register your purchase at the Land Registry and report to you when the process has been completed;
  • Register the residence with the NHBC or equivalent.

It is very difficult to provide an estimate of fees for a new build property before we have received the specific details for the development. 

As a guide only, the following are examples of our average new build

Our work will be charged at an hourly rate of £325 p/h +VAT (£390).

Freehold purchase £2,000 to £3,000 +VAT (£2,400 – £3,600)
Lease purchase £2,500 to £3,500 +VAT (£3,000 – £4,200)

If you need to change the type of ownership or financial interests in a property before a sale, there will be an additional fee of £150 +VAT (£180)

How long will it take to complete my remortgage?

It is often difficult to predict how long remortgage transactions will take but on average and as a guide only you should anticipate that the time scale will be about 6 to 8 weeks.

What work will we do?

Our fixed fees cover all of the typical work required to complete the remortgage of your property, including:-

  • Take your instructions and advise you generally;
  • Deal with your mortgage;
  • Carry out searches against the property (as appropriate) and check the title;
  • Obtain your signature on the mortgage documentation;
  • Prepare a completion statement;
  • Redeem your current mortgage and account to you for any net proceeds;
  • Deal with the registration of the mortgage at the Land Registry;
  • Deal with any requirements of the freeholder or management company;
  • Confirm to you and the lender when the registration has been completed.

Remortgage with a transfer of equity or involving a non-standard lender or a company borrower quoted on an individual basis

Equity Release on Leasehold £1,500 (1,800 Inc VAT)
Equity release – porting on freehold property £1,295 (£1,554 Inc VAT)
Equity release – porting on freehold or leasehold property quoted on an individual basis
Charge for redeeming any subsequent or second charges on property £150 (£180 Inc VAT) each.

A standard lender is a bank or building society that routinely deals with a high volume of mortgages on a day-to-day basis such as HSBC, RBS, Natwest and other high-street lenders.

Non-standard lenders are lenders who do not routinely offer high volumes of mortgages and they are often niche lenders, such as those catering for people with poor credit, mortgages past retirement age, people working in a certain sector or some mortgages for people who are self-employed. Examples include lenders such as Kent Reliance, Stafford Railways Building Society and Together.

Aadditional Conveyancing Costs

Simple declaration of trust £150 (£180 inc VAT)

Carrying out ID and source of funds checks on third parties £100 (£120 inc VAT) per person.

If ownership of the sale or purchase property involves an obligation to pay a service charge £200 (£240 inv VAT)

For any sale or purchase, if more than one managing agent is involved, for example, in relation to the collection of ground rent or a service charge relating to the management of a separate area £200 (£240 inc VAT)

If a sale property is subject to more than one charge/mortgage £150 (£180 inc VAT) per charge/mortgage for dealing with the redemption and charge removal

If the property is a listed building £300 (£360 inc VAT)

On a purchase, if the purchaser is a company and buying with a mortgage, quoted on an individual basis

Dealing with the drawdown of a Help to Buy or lifetime ISA deposit £50

Dealing with a Help to Buy mortgage £400 (£480 inc VAT)
